Commercial Maintenance Agreements

INCLUDED IN MAINTENANCE

Major Cooling

• 40 point cooling equipment inspection, including testing of all cooling components and operations
• Changing of filters (this will count toward the quarterly filter changes)
• Washing economizer and MAU filters
• Changing of all fan belts
• Removal of any debris from electrical compartments
• Lubricating motors as needed
• Making a list of any necessary repairs or additional maintenance items
  

Major Heating

• 30 point heating inspection, including testing of all heating components and operations
• Changing of filters (this will count toward the quarterly filter changes)
• Cleaning flame sensors and cleaning spark igniters
• Cleaning drain lines on high efficient furnaces
• Lubricating motors as needed
• Making a list of any necessary repairs or additional maintenance items
  

Minor Maintenance

• Changing of any disposable filters, an additional filter will be left on site for 1” filters
• Cleaning any washable filters
• Verification of proper system operations
• If any issues with operation are detected the technician will note the unit and schedule
